The Turkish state worked to encourage a large number of foreign investors and motivate them to come and invest in Turkey, and among these incentives was obtaining Turkish citizenship and a Turkish passport, although there are several ways mentioned by Turkish law for foreigners to obtain Turkish citizenship, but investment is one of the most prominent to obtain Turkish citizenship, especially real estate investment, which made thousands of investors to come to buy real estate and obtain Turkish citizenship for them and their children and families, whether this property was for housing or investment from an apartment, commercial unit, office or villa, and buying villas is one of the safest and fastest ways to obtain Turkish citizenship especially if this villa is in Istanbul, Bodrum or Antalya, the 3 most Turkish cities in terms of tourism.

Why is buying a villa one of the safest ways to obtain Turkish citizenship?

In May 2022, the Turkish presidency issued a decision to raise the value of Turkish citizenship for foreigners wishing to buy a property to $400,000 instead of $250,000, a decision that began to be implemented in mid-June of the same year 2022. Therefore, the investor wishing to obtain Turkish citizenship must buy a property with a value of at least $400,000, for this reason, villas are considered one of the best properties for obtaining Turkish citizenship, whether this villa is a normal villa, whether it is separate or within a residential complex, also whether townhouse villa or a twin house villa. As villas in Turkey have more than one type and more than one type, because the prices of villas in these cities are very expensive, and the prices of these villas exceed one million dollars, and therefore they are very suitable for obtaining Turkish citizenship, the prices of villas in Turkey in general and in Istanbul vary according to a number of factors, including the proximity of the villa to the city center or far from city center, the type and shape of the villa, as well as the age and condition of the villa and other factors controlling the price of the villa.

What are the required documents to buy a villa?

Before buying any villa, the investor must be sure that the specifications of the villa and the wanted price represents the actual value of the villa for not to be exposed to fraud, and to make sure that the requested price matches the specifications, Also, to ensure that there are no restrictions or prohibitions on selling the villa, such as a mortgage, or any other obstacle that prevents the sale process. These points are usually inquired at the Land Registry Directorate, after which the investor can start completing the purchase of the villa and complete the required papers and documents to transfer the ownership of the villa from owner to the investor, including:

  • A copy of the investor’s passport that translated and certified at the notary.
  • The tax number is extracted from the Tax Department.
  • Four biometric personal photos (at white background) of the buyer, to be inserted at the title deed.
  • A copy of the preliminary contract of sale (in case the purchase is through a construction company to buy  a villa in installments or cash, the primary purchase contract is required until the ownership is transferred from the company to the investor, provided that the contract is in both Turkish and the buyer’s native language.
  • A bank account at one of the banks operating in Turkey, in which the investor deposits his money in dollars in the bank before converting it to Turkish Lira, as it is required that purchasing process should be made through banks.
  • A transaction document (and this document was created by the state at the end of 2021, it is a bank document that the buyer transfers his money from dollars to Turkish lira and then the buyer transfers the purchase amount later from his account to the construction company or the person selling the villa, and the state obliged the investor to attach it among the required documents.
  • A copy of the building permit for the project.
  • A copy of the original title deed of the villa (Villa Tapu)to its first owner, whether a company or a person, before transferring its ownership to the new buyer
  • An insurance policy for the villa against natural disasters such as earthquakes, known as the (DUSK).
  • Although these papers are known to everyone, but how to extract and obtain these papers and it must be prepared before a period of real estate registration.
