1- Extracting the tax number: you cannot make any purchase or sale in Turkey without extracting this number, noting that this does not include only real estate, but any purchase of property, and extracting this number defines a simple process that only requires going To the tax department, as the process does not take more than half an hour. 
2- Foreigners cannot buy real estate in Turkey within the military zones or near security points. 
3- There is a specific area that the foreign investor cannot exceed, as the area of ​​real estate owned by him should not exceed 10% of the area’s area, or the equivalent of 30 hectares. 
4- If the goal of buying an apartment in Turkey is to obtain Turkish citizenship, then the real estate appraisal document must be extracted, through which the property is examined and its specifications are verified to estimate the price it deserves and to know whether it is suitable for obtaining Turkish citizenship by Real Estate Investment


Amendments to the law of real estate ownership in Turkey: 


In the past , the real estate ownership law in Turkey for foreigners followed the principle of reciprocity , which means that a foreigner has the right to buy property in Turkey only if his country allows Turks to buy real estate on its lands . 
But later, amendments were made to this law and the principle of reciprocity was abolished so that all foreign investors were allowed to own real estate in Turkey absolutely freely, except for some nationalities such as North Korea. 


What are the documents needed to transfer property ownership? 


There are some documents that must be used when transferring ownership of the property, which are: 
1- The original title deed of the property, which contains its detailed information. 
2- The investor's passport, after its translation. 
3- The real estate appraisal document of the property to be purchased. 
4- Earthquake insurance policy. 
5- Personal photos of the property owner and the buyer. 
6- In the event that one of the parties does not speak Turkish, then it is necessary to have a sworn translator present at the completion of the buying and selling process. 


Cases in which real estate purchase contracts by foreigners in Turkey can be canceled: 


There are some cases in which the foreigner loses the right to the property he purchased. For example, if the property is used for a reason and purpose other than what is stipulated in the contract, the competent authorities will cancel the sale contract, meaning that if the property was purchased for housing and later If it is used for trade, the contract of sale is void. 
Also, all purchases and sales that take place without following the legal methods are considered cancelled. 
In addition, in the event of the expiry of the specified period required to start the agreed investment project without any significant progress, the sale process is cancelled.
