What does a lease contract mean? 


It is an official document that is concluded between two parties, one of which is the owner of the property and the other is the renter, and according to it, a monthly amount is agreed upon to be paid in exchange for renting the property for a period of time to be determined by agreement between the two parties. 



The points that must be in the lease contract in Turkey: 


There is a set of basic information that must be available within the lease contract to ensure rights and prevent legal problems, and they are: 
The full name of the tenant and the owner of the property, along with the national ID number and other personal information. 
- The location and specifications of the property in detail and making sure that the street name, apartment number, and other details are matched. 
- The financial value agreed upon between the two parties, in number and in writing, with specifying the method of raising, whether by transferring funds through banks or personally receiving them by hand. 
- Clearance of liability from any old dues owed by the owner of the property, and this includes all previous water, electricity and gas bills in addition to other matters arising from the property. 
- The agreed annual increase in the financial value of the rent, and that of course after agreement on it between the two parties in the event that the lease period is more than a year. 
- The duration of the contract, as it must be clearly and explicitly specified on the lease contract. 
- In the event that the tenant agreed to pay the insurance, this must be mentioned in the rental contract. 
And, in the end, it is necessary for the two parties to sign personally, unless there is a special agency for one of the people who can act on his behalf in that. 



Common reasons for the termination of the lease contract between the two parties: 


The end of the period specified for the lease: 


Once the term of the contract between the two parties expires, the owner of the property has the right not to extend the contract and to cancel the contract directly, according to his desire. 
 

 

The presence of a malfunction or defect in the property: 


In the event that the tenant discovers any defect or malfunction that impedes the residence in the apartment and disturbs his residence and causes damage to him and his family or to his property, he has the right to demand the owner to repair the damage, and in the event of failure to respond, he can revoke the contract. 
 


Complaints from neighbors and property vandalism: 


When receiving any complaints from neighbors towards the tenant, the landlord warns him and gives him a time limit to respond, and in case he does not respond, he has the right to cancel the lease contract, and this also applies to his carrying out any acts of sabotage in the property, and if the defect is serious, it can be He shall immediately terminate the contract without giving a deadline. 
 


Late payment of rent by the lessee: 


When the specified period for paying the rent is exceeded, the property owner can notify him in writing and give him a time limit of at least 10 days for residential properties and at least 30 days for commercial properties, and then he can cancel the contract. 
 


Sudden and uncontrolled problems: 


There are many humanitarian situations and situations that may happen suddenly and lead to the termination of the contract, such as the death of the tenant, the bankruptcy of the owner, or his need for the property to live in it with his family and many more, and in such cases, the contract between the two parties can certainly be terminated.
