First: Who is the real estate broker? 


This profession has existed for thousands of years, and its name has varied over the ages. In the past it was called a real estate trader, but with the diversity and multiplicity of means and services that it came to provide, he was called a real estate broker, which is the person who helps the buyer or seller to The completion of the sale or purchase contract, the acquisition of the property and the transfer of its ownership in accordance with the legal methods, and there are many skills that a broker must possess to complete his work to the fullest, and it entails many duties towards the buyer or seller who deals with him.

There are four main categories that real estate brokers are divided into mainly: 
- Seller’s agent: it is the broker who contracts with the owner of the property who wants to sell it, so he offers his property for sale and finds suitable ways to promote it and get the best price that suits its owner. 
- Buyer's agent: It is the broker who contracts with the buyer and helps him to buy the property in Turkey and get the best offers and prices that suit him. 
- Double agent: it is the person who serves the two parties, the seller and the buyer, and in order to do his work to the fullest, he must be honest and trustworthy and reach an agreement that satisfies the two parties and does not undermine the right of one of them, otherwise he may lose his license, and Before starting his work, he must obtain the signature of the two parties on the dual power of attorney, and in the event of any conflict of interest, he withdraws from the agency for the two parties and does not continue to serve them. 
Dual agency is subject to many special laws that differ from one country to another. In some countries this profession is not considered legal in the first place, while in other countries double agency is allowed in the event that the two parties are affiliated with the same brokerage and not the agent. To explain this case, we will give an example: 
If there is an agent assigned to sell a property and it is affiliated with a specific broker and another agent is assigned to purchase a property and it belongs to the same broker, then there is no objection to the agents being different and there is no conflict of interest. 
- Transaction agent: This person can act on behalf of the two parties, the seller and the buyer without any problems, as he cannot represent them with any procedures related to buying and selling and owning real estate in Turkey, but his task is limited to facilitating paper transactions and facilitating procedures for the transfer Ownership of the property and its registration in the tabu Registry Department without representing any party. 
And the real estate broker's job ends with the end of the sale and transfer of ownership process, and there are no special qualifications that the broker must possess or a specific type of education, but rather it is limited to personal skills such as fluency, ability to dialogue and persuasion in addition to negotiation skills, and therefore they are not built On scientific grounds, and this is what contributed to the presence of a large number of brokers who lack skill or do not possess sufficient knowledge of the real estate market in Turkey, and this is what contributed to the investors' alienation from them and the unwillingness to deal with them, especially after the great fraud carried out by some brokers, which caused a shortage In their credibility with a large segment of investors. 
 


Third: Who is the real estate consultant? 


The real estate consultant is a person who works within real estate investment agencies in Turkey, who provides suggestions and advice to clients who want to buy or sell real estate in Turkey, as well as manage commercial and residential real estate and search for plans and methods to raise the value of real estate and gain confidence Clients and achieve the best for them and for the company he works for.

The real estate consultant performs many tasks and provides a lot of services to clients as he communicates with clients to find out their interests and desires with their purchasing power, and then prepares special lists of properties offered for sale that suit their interests and provides them with advice and advice that is best for them, and The consultant oversees the process of buying and selling real estate and signing the purchase contracts, as he always strives to reach a solution that satisfies the two parties through negotiation with them, and he is responsible for coordinating field trips to the project land, explaining its advantages and disadvantages, and clarifying all the details related to it.
